In June 2013, The East Bay Office Team were referred to the Landlord by the property manager. at that time the building was 100% vacant for almost 3 years. Eric Erickson and Brian Clack successfully leased the three floors in two transactions to The State of California and a behavioral health service group bringing the building to 100% occupancy. The property was last 100% occupied when it sold in 2008.
The tenant improvement package was challenged not only by specialized requirements by the State but by deferred maintenance and code compliance upgrades which had to be factored into the lease economics. Construction planning and pricing was hampered by missing as built data. The lease s could not be completed until all of the construction budgets were in. The East Bay Office Team coordinated the construction planning by first bringing in an architect and various consultants to create an accurate picture of the building systems and property conditions. This included an ALTA site Survey, ADA interior and exterior survey, Lasertech floor plans, an asbestos survey, and mechanical system survey with new mechanical drawings.
