This was a double escrow for which Eric Erickson represented the final Buyer. Purchaser’s alternative was an office condominium in better condition, but selected the fee simple ownership in land. Property required extensive rehabilitation. We coordinated an extensive feasibility study by engaging outside experts to advise on structural engineering, drainage, and cost budgeting the remodel. The purchase was financed with conventional financing. We terminated 3rd floor tenant and renewed 1st floor tenants prior to the close of escrow.
