The Tenant was in default and Seller was at an advanced age and wanted to liquidate the property for his family trust. The real property was three buildings on one lot used for residential care. While the existing use was residential, the property was zoned as commercial mixed use. The Seller engaged our team to list and widely market the property. We co-opted with a residential agent due to the dual purpose of the property. As a pre-sale measure, the owner agreed to have the buildings inspected to make the reports available for prospective buyers. The Buyer was an owner user who financed the property with SBA. The sale was complicated by extensive deferred maintenance and had fallen in and out of escrow twice. Eric Erickson represented the Seller.
