We were engaged by a property owner and her family to sell this veterinary clinic. The property had been her husband’s veterinary practice, which he had previously sold. The practice owner was also interested in selling the real estate. With only a short-term remaining on the lease and knowing of a veterinarian who was looking for a building in the area, we arranged a tour prior to putting the property on the market. The vet made an offer, which the seller accepted.
One complicating factor was that the practice owner ultimately decided not to sell the practice to the building buyer. The buyer proceeded nonetheless, purchasing the property with all cash and later refinancing using an SBA loan.
The veterinarian turned out to be the ideal buyer. Other likely buyers for this type of property — such as dentists — would have needed to remove all of the existing improvements and start from scratch. The building buyer, by contrast, planned to retain the majority of the improvements and simply update the finishes, preserving the existing layout.
