The Assignment:
We had been the leasing team at Ygnacio Station for fifteen years when ownership decided to sell. The property is four office buildings totaling ±24,283 SF on ±0.88 acres at Ygnacio Valley Road and Lacassie Avenue, directly across from the Walnut Creek BART station with access to I-680 and Highway 24. Built between 1983 and 1989 and well maintained, the buildings were substantially leased, with the only vacancy at 1756 Lacassie. The site is zoned Downtown Mixed Use under the West Downtown Specific Plan. We prepared a broker opinion of value with several pricing scenarios rather than a single number. The zoning and the BART frontage made the property worth more to a developer than to a buyer who intended to keep it as offices.
The Transaction:
Ownership had gains in the current tax year and was willing to sell at a discount if the sale closed before year end. We packaged the property and marketed it for 30 days, which produced several competing offers. The buyer was a local investor who owns other Class B office buildings in Walnut Creek and intends to continue operating Ygnacio Station as multi-tenant office.
