North I-680 Office Market improved in 4Q12 – The North I-680 office market improved throughout the fourth quarter of 2012. Total vacancy decreased 0.8 percentage points to 15.6 percent. Leasing activity seemed to slow as the year came to an end. Market-wide Class A vacancies increased while Class B and C properties saw a decrease in vacancies paired with positive net absorption. Absorption was concentrated in the Class B submarkets within Shadelands, Walnut Creek Downtown, and Concord. This reversed the current flight to quality trend, which will be an indicator to monitor in the coming year.
