North I-680 Industrial Vacancy at Pre-Recession Levels – The North I-680 industrial market improved in the second quarter of 2013 with vacancy falling 0.8 percentage points to 8.6 percent, the lowest total vacancy since the fourth quarter 2007. Transaction velocity was steady throughout the quarter with the majority of leasing activity occurring in Concord. Antioch was the next most active submarket in the region. There was 128,526 square feet of total net absorption for the quarter. Total asking rents increased $0.03 per square foot (PSF) to $0.65 PSF. Concord led the market in net absorption posting 62,573 square feet, followed by Antioch with 51,055 square feet, and Pittsburg with 33,558 square feet. Martinez and Pleasant Hill were the only submarkets with significant negative net absorption.
