Buyer was an owner user. Sale was a plug and play which included furniture and phones. It was approximately 10,579 sqft of useable office space and 1,086 sqft of warehouse/ storage space. The Seller had an approval with the City of Pleasant Hill to expand the building by 8,000 sqft of office and add an elevator. The Buyer needed a building which offered expansion potential and extra parking. The parking ratio was 7/1,000. The sale was complicated because the Buyer needed to sell their building in order to take over the Civic property. This was a double escrow. Eric Erickson listed and sold the Lennon property to a local doctor. The Buyer moved their SBA financing from Lennon to Civic.[
