One of six buildings in a portfolio disposition, sold to an investor who bought it for the income with the option to occupy it himself.
The Assignment:
Ownership retained us to sell a six-building portfolio. 3795 Pacheco Blvd. is a ±9,618 SF masonry warehouse on ±0.57 acres off Highway 4, just west of the I-680 interchange. Built in 1985 and in good condition, it has eight drive-in loading doors, 22-foot building height, and secured yard and parking on either side. It was fully leased to two tenants, both on month-to-month terms at rents well below market.
The Transaction:
The building was on the market for several months and went into contract more than once before a sale held together. The buyer was considering occupying the building for a new business he planned to start. Because both tenants were month-to-month, he could raise rents toward market in the meantime and take the space himself later without waiting out a lease term.
