This was a large Tenant representation assignment as we were engaged by Sutter Health. We were tasked with finding a building to accommodate a large surgery center and various medical office functions. The office building was completely vacant with the adequate parking and power needed for the use. Our team is experienced surveying buildings for specialized uses, understanding the zoning ordinance, site and shell conditions, and coordinating all of the various tasks required to complete a transaction of this size. We enjoyed working with the tenant’s real estate and project management team.

Sale was competitive for the Seller because the Buyer was negotiating with two other properties on the market and decided on 500 Lennon (after an extensive construction budget process). This was part of a double escrow; whereas, the Seller was in contract on a property in Pleasant Hill and needed to sell to the doctor in order to exchange. Financing was SBA.
