At Colliers International, management and accounting personnel are integral parts of a unified team that works hand-in-hand with our clients as an extension of each client’s organization. Superior accounting and reporting systems are essential to successful asset and property management. Colliers utilizes many of the industry’s most popular systems, and we are able to offer our clients real-time, customized financial packages while adhering to any specific charts of accounts, reporting schedules and timelines, and analyses on a line-item basis. To meet many of our clients’ operating requirements, Colliers’ accounting group has implemented the necessary reporting and internal controls to comply with Sarbanes-Oxley standards. We recognize that our clients require customized reporting and analysis. We give you what you want, when you want it.


Every property under Colliers management is assigned a team of dedicated professionals to oversee the financial operation of the asset. Supporting property management offices throughout the U.S., Colliers accounting can function regionally or centrally to accommodate geographically diverse portfolios. Each accounting group offers transactional and reporting services, led by a regional controller and accounting managers who directly supervise property accountants and accounts receivable/payable staff, each of whom haves at least one counterpart who is cross-trained to function as a backup.


Colliers’ two primary accounting software platforms are MRI and Yardi. Both offer great flexibility to customize our clients’ financial packages. We can provide annual budgets and variance analyses, as well as a multitude of detailed financial statements, including cash flow, balance sheet, income, expenses, receivables and general ledger. Our financial services also include cash management, rent collection and administration of all payments.


Our relationship with First Service Financial provides Colliers with a tangible competitive advantage for our clients. By leveraging the financial reach of our partnership at select banking institutions, we are able to:

  • Offer above-market interest rates on reserve accounts and escrowed funds

Colliers’ accounting leaders are some of the most seasoned in the industry. Our team boasts an average of 25 years in both private and institutional real estate accounting. Colliers University training and internal mentoring programs foster professional development for our employees and ensure quality performance for our clients.


Our entire staff works seamlessly to ensure precision in the financial management of tenant accounts. Abstracts are prepared by property managers and reviewed by a lease administrator. The property manager also checks tenant billings against the leases. Our expense recovery system provides reliable impound estimates and allows us to process timely and accurate reconciliations.


Colliers has selected Nexus Systems automated accounts payable system and services as its standard across the U.S. portfolio. We may also employ systems other than Nexus to meet our clients’ requirements. NexusPayables is a comprehensive electronic payment solution that provides built-in consistencies throughout the accounts payable process, allowing for increased accuracy and timeliness. It assures compliance with control objectives across Colliers’ accounting platform and provides a means for remote auditing of the accounts payable process.
