A major tenant was nearing lease renewal and Seller was also at an advanced age and wanted to liquidate the property for his family trust. Seller engaged our team to list and widely market the property. We prepared an Argus analysis of the property, a sales prospectus, and pre-sale due diligence packages. The property sold to a local investor who was landlord to the same tenant in another building. Sales price was determined at a 7.5% cap rate.
