We started this assignment consulting with the Landlord on the leasing market two years prior to the lease expiration of the single tenant. Leasing activity was very slow in this sub-market. Vacant spaces could sit for years. After losing the existing single tenant, the Landlord authorized us to widely market the property for sale and lease. The Buyer was an investment arm of a local user. They were in a 1031 exchange and wanted to expand in the sub-market. This was an owner user sale. Financing was conventional.
