San Francisco HQ Relocation | August 2024

The second assignment involved relocating their headquarters from South San Francisco to Pleasant Hill. This process was complicated by a limited availability of laboratory office space along the 680 Corridor. We evaluated numerous properties from Concord to San Ramon that required extensive improvements. We engaged our own space planner to assess potential options, secured construction budgets, and conducted financial analysis comparing the options and offers. After several months of searching we finally connected with a landlord who had lab space becoming available. It was a little small, but the owner agreed to let our client rent the entire building to meet the square foot requirement. The majority space was nearly ready for occupancy and we were able to quickly negotiate a lease that satisfied both parties while also representing both sides.

 

New Jersey Office Consolidation | October 2023

This was our second opportunity to work with this executive team, having previously collaborated with them at another organization. They had operations in both New Jersey and California. Our initial assignment involved restructuring the New Jersey lease and consolidating their operations, which were on two floors, to the first floor. We worked closely with the property owner and our New Jersey office to develop a lease at market rates, ensuring we met the tenant’s buildout requirements. Throughout the process, we maintained a balanced relationship with the landlord and our tenant.
