This is our second sale in this office condominium project. The buyer was a veterinarian who needed a use permit from the City of Pleasant Hill, as well as approval from the owner’s association for his use. Despite getting the use permit, it was a complicated sale. Several years earlier, in 2017, we were involved in a sale to a dentist upstairs at the same property. In that transaction, we learned the property had been in a construction defect lawsuit and there was an additional lawsuit pertaining to the board governance. Now, years later as the Seller’s representative, we brought our extensive background knowledge of these issues to the transaction and guided the Seller and Buyer accordingly. The property was financed with an SBA loan provided by Live Oak Bank. Eric Erickson and Sandra Weck represented the Seller and Brian Lerro with Carr Commercial represented the Buyer.

This was a large Tenant representation assignment as we were engaged by Sutter Health. We were tasked with finding a building to accommodate a large surgery center and various medical office functions. The office building was completely vacant with the adequate parking and power needed for the use. Our team is experienced surveying buildings for specialized uses, understanding the zoning ordinance, site and shell conditions, and coordinating all of the various tasks required to complete a transaction of this size. We enjoyed working with the tenant’s real estate and project management team.

Sold to a local doctor as an owner user sale. Office interior improvements were completely remodeled for medical use. Building did not require a use permit for medical. Sale was competitive for the Seller because the Buyer was negotiating with two other properties on the market and decided on 500 Lennon (after an extensive construction budget process). This was part of a double escrow; whereas, the Seller was in contract on a property in Pleasant Hill and needed to sell to the doctor in order to exchange. Financing was SBA.
