The Site is owned and operated by Eric Erickson, an individual.

All real estate properties presented on the Site are marketed by Colliers Parrish International Inc, dba Colliers International (CA DRE #00490878).

Most are listings on which Eric Erickson, Broker Associate (CA DRE #01177336), is the listing agent. Others may be listings of other Colliers licensees, in which Eric Erickson is not involved.

Operating the Site and marketing the properties shown on it are separate functions. Ownership of the Site does not make its owner the broker representing any party in connection with the properties displayed here. Where a property page identifies a listing agent, that agent and their responsible broker are the parties to contact regarding that property.

Nothing on the Site creates a brokerage, agency, fiduciary, or representation relationship between you and any person or entity identified above. Viewing the Site, submitting an inquiry form, subscribing to a newsletter, or scheduling a call does not establish such a relationship.

A brokerage relationship is created only by a written agreement signed by you and the responsible broker. Until such an agreement exists, no duty of representation is owed to you.

Information about properties, availability, square footage, pricing, terms, zoning, images, floor plans, and virtual tours is provided for general informational purposes only. It is obtained from sources believed reliable, but it is not verified, guaranteed, or warranted.

All information is subject to errors, omissions, change of price or terms, prior sale or lease, or withdrawal without notice. You should independently verify any information on which you intend to rely, and should obtain your own legal, tax, financial, engineering, environmental, and other professional advice before entering into any transaction.

Property information on the Site is an invitation to inquire. It is not an offer capable of acceptance, and no price, term, or availability stated on the Site creates a binding agreement. Any transaction is subject to a separate written agreement signed by the parties.

The Site’s design, layout, code, text, and original content are the property of Eric Erickson and are protected by copyright and other intellectual property laws. You may view and print pages for your own non-commercial use. You may not copy, reproduce, republish, scrape, frame, or redistribute the Site or its contents without prior written permission.

Third-party names, logos, and marks appearing on the Site, including those of Colliers, remain the property of their respective owners and are used with permission or as permitted by law. Nothing on the Site grants you any license to use those marks.

When you submit an inquiry, subscribe, or schedule an appointment, you provide contact information voluntarily. By doing so, you consent to being contacted by email, telephone, or text message regarding your inquiry and related commercial real estate matters.

Message and data rates may apply to text messages. You may opt out of text messages at any time by replying STOP, and may unsubscribe from marketing email using the link in any such message. Opting out of marketing does not prevent transactional messages relating to an inquiry or appointment you initiated.

Some acknowledgments and confirmations sent from the Site are automated.

Information you submit is handled as described in our Privacy Policy, which is incorporated into these terms by reference. Appointment scheduling is provided through Microsoft Bookings, and information you enter there is also subject to Microsoft’s applicable terms and privacy practices.

The Site links to third-party websites, documents, mapping tools, virtual tour platforms, scheduling services, and municipal resources. Those services are not controlled by us, and we are not responsible for their content, availability, accuracy, or privacy practices. Links are provided as a convenience and do not imply endorsement.

The Site is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, or uninterrupted or error-free operation. We do not warrant that the Site will be secure or free of viruses or other harmful components.

To the fullest extent permitted by law, neither Eric Erickson nor any of his agents, contractors, or affiliates will be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, data, business, or goodwill, arising out of or relating to your use of the Site or your reliance on any information contained on it, regardless of the theory of liability and even if advised of the possibility of such damages.

Properties presented on the Site are offered without regard to race, color, religion, sex, gender, gender identity or expression, sexual orientation, marital status, national origin, ancestry, familial status, source of income, disability, veteran or military status, genetic information, or any other characteristic protected by law.

We may modify, suspend, or discontinue any part of the Site at any time without notice. We may also revise these terms from time to time. Revisions take effect when posted, and the effective date above will be updated. Your continued use of the Site after a revision constitutes acceptance of the revised terms.

These terms are governed by the laws of the State of California, without regard to its conflict of laws principles. Any dispute arising out of or relating to these terms or the Site will be brought exclusively in the state or federal courts located in Contra Costa County, California, and you consent to the jurisdiction of those courts.

If any provision of these terms is held unenforceable, that provision will be limited or severed to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
