Sold to a local doctor as an owner user sale. Office interior improvements were completely remodeled for medical use. Building did not require a use permit for medical. Sale was competitive for the Seller because the Buyer was negotiating with two other properties on the market and decided on 500 Lennon (after an extensive construction budget process). This was part of a double escrow; whereas, the Seller was in contract on a property in Pleasant Hill and needed to sell to the doctor in order to exchange. Financing was SBA. This was a double escrow for which Eric Erickson represented the final Buyer. Purchaser’s alternative was an office condominium in better condition, but selected the fee simple ownership in land. Property required extensive rehabilitation. We coordinated an extensive feasibility study by engaging outside experts to advise on structural engineering, drainage, and cost budgeting the remodel. The purchase was financed with conventional financing. We terminated 3rd floor tenant and renewed 1st floor tenants prior to the close of escrow.

This was an off market deal. We represented a trade Buyer looking for value added opportunity. Seller just completed a lease to consolidate uses and would vacate the building in 18 months, as the building was deemed in excess. Vacancy in the market was 5% or less for similar office space. Buyer’s team prepared a cash flow analysis and pro forma of the property for Buyer’s review. Eric Erickson, Tony Binswanger, and Brooks Pedder represented the Buyer.
