Seller occupied nearly all of the property. Buyer was a mortgage broker who purchased the property as an Owner user. The property was severely under-parked with only 2/1,000 parking. The building was valet served. Adjacent properties were also parked below the commonly accepted office ratios because the property was in redevelopment. This affected the sales price of the property and effectively limited the rentable area of the building to 10,000 sqft or 2/3 of the building size. Eric Erickson represented the Seller.
